Maintenance

Maintenance

Maintenance has the task of adapting and, if possible, constantly improving systems according to their users' needs. This sometimes results in redesign or replacement when new systems supersede the old.

Telesicurezza Service specialises in providing maintenance services, planning and organising the necessary resources and materials.

Maintenance must be planned and designed with a preventative maintenance plan with the intention of eliminating any need for corrective maintenance due to accidental (and often unforeseeable) failures. For this reason, it is essential that those in charge have the necessary skills and are constantly trained to coordinate operations, guaranteeing production continuity and the desired levels of availability.

Preventative maintenance allows considerable savings when compared to breakdowns, maintaining standards in terms of both time and quality, avoiding product rework or rework costs, guaranteeing plant availability by reducing downtime due to unforeseen breakdowns and the associated costs of interrupted and failed production. Not to mention the savings from delivery and replacement of defective materials to the customer, penalties for late delivery, costs for loss of image, and even loss of revenue.

There are many other reasons that affect the functionality of systems, including the slow ageing of electronic components which is one of the main causes of system malfunctions. This is why it is necessary to perform periodic corrective maintenance.

Maintaining the efficiency of systems over time is an essential requirement for guaranteeing their functionality. Regular tests are necessary to verify that the system is performing its functions, and modernisation of facilities over time is also required by law.

For the installation, maintenance or protection of all security systems, it is important to turn to professionals. Telesicurezza service is one of today's most respected and advanced companies in Italy.

Safety systems: why maintenance is important

Once installed, security systems such as burglar alarms, video surveillance systems, perimeter systems, fire detection systems or any other technology designed to prevent and/or detect a break-in or violation must always be maintained.

It should be remembered it is necessary to carry out scheduled maintenance over time in order for security systems to be efficient at all times.

The maintenance of security systems is often underestimated,

Once a security system has been selected, installed and tested, it no longer needs periodic checks and inspections.

We must remember that security systems are made up of various components that are exposed to dust and atmospheric agents, wear and tear on the components and on the batteries that power the systems and which guarantee correct operation in the event of a power failure.

Video surveillance equipment requires the utmost care, especially video recorders which are equipped with a hard disk that is usually mechanical. Hard disks are subject to breakage due to wear and tear or voltage fluctuations and should be checked periodically to avoid losing the images that can potentially be taken as evidence.

Camera lenses must be cleaned and recalibrated for optimal focusing to ensure that the images are always sharp. In order to document a criminal event in the best possible way, it is necessary to have quality images to help the police do their work.

Electrical system maintenance

Article 86 of Legislative Decree 81/08 requires regular maintenance of electrical installations.

Maintenance of an electrical system is taken to mean all the work necessary to keep the electrical system in a good state of efficiency, and, above all, safety.

Constant maintenance is essential to keep the installations in conformity with the regulations, i.e. to ensure that they provide the required performance safely.

However, it is not enough to have designed and built a system in a workmanlike manner, since any component, even if used correctly, cannot maintain its performance and safety specifications forever.

Mechanical equipment maintenance

Systems maintenance, whether ordinary or extraordinary, has the purpose of keeping the performance of the plants constant over time in order to achieve:

- the required basic conditions such as temperature, humidity, air purity, etc.;

- the required basic performance such as treatment unit air flow rates, pumping unit flow rates, etc.;

- the maximum efficiency of the equipment (efficiency of boilers, COP of refrigeration units, efficiency of recuperators, efficiency of regulations).

The implementation preventative strategy and a programme of checks and inspections makes it possible to maximise components' life by limiting and slowing down the effects of wear and tear.

Water-sanitary system maintenance

Routine maintenance of plumbing systems is required by law and may involve various operations such as checking the pipes' wear and tear and the level of water quality; checking the state of the plumbing fittings and the hardness of the water; checking the cleanliness of the system and the loading and unloading of water, and checking the pressure of radiators, etc.

Extraordinary maintenance of the plumbing system, on the other hand, is not predictable or able to be planned.

This can be needed at any time following problems like a fault or malfunction, the breaking of a pipe, possible replacement of consumable components; or for the unblocking of the sewer drainage network and video-injections, water analysis, pipe washing using specific products and emergency interventions to make the system safe.

Building maintenance

In order to meet the needs of customers such as private individuals, companies, hotels, condominiums, companies and banks, Telesicurezza Service provides a range of services covering the entire property maintenance and management sector.

In particular, we offer services for the architectural redevelopment of buildings and work spaces and environments by identifying a series of appropriately identified projects in agreement with the client in order to redevelop and upgrade buildings or individual environments. We study the challenges and propose works to be carried out for integrated redevelopment - which may include both works on the building envelope (replacing windows and doors, insulating the facades, including by means of thermal insulation systems) and extraordinary maintenance or replacement of engineering parts.

  • Our field of intervention includes:

    - An accurate inspection to identify the problems in the property or premises in question.

    - Performing a redevelopment or intervention project that includes a description of all the activities, methods and materials needed (technical specifications), accompanied by drawings to identify the interventions to be carried out, safety and coordination plans (if necessary), and an overall quote for the works to be carried out.

    - Management, supervision and monitoring of the project to ensure compliance with the quality and quantity of the works provided for in the contract.

    - The testing and verification of the works both during execution and after completion.

Energy requalification of buildings or energy retrofits

The definition of energy retrofit is: "technological and management operations aimed at giving a new or higher quality of performance to existing buildings from an energy efficiency perspective, i.e. aimed at controlling the energy flows between the building system (envelope and systems) and the external environment".

Energy class can be improved using three basic operations:

  • Thermal insulation

Good thermal insulation makes it possible to heat or cool the rooms we live in with less energy consumption, such as gas and electricity, etc. The structures that are affected by this improvement are: roofs, perimeter walls, windows and doors, and outdoor floors, such as porches, etc.

  • Energy production

A large part of the energy needs of a house can be produced by various different systems such as: solar panels (for electricity supply), solar thermal systems (for hot water supply).

  • Central heating optimisation

Energy loss can often be caused by obsolete, old and inefficient systems or by the lack of more advanced systems to regulate them. The simplest intervention can be, for example, the replacement of a traditional boiler with a condensing boiler which recovers the heat of the flue gases emitted, or with a heat pump that recovers energy from the external environment. In addition, thermostatic valves can be installed in each room to control the temperature of each room. Energy requalification is particularly handy for buildings constructed before the 1990s, i.e. without adequate thermal insulation of the building envelope.

Why redevelop a building?

Because the energy requalification of a building can achieve multiple benefits, such as :

A better quality of life: i.e. you can have the rooms you live in warmer in winter and cooler in summer.

You can have total protection of the building's structures: This prevents the formation of condensation and mould on the various perimeter walls.

A drastic reduction in heating costs.

An increase in the value of your property.

A tax discount from the government of 65%, 50% or 110% of the costs incurred for the energy renovation of your property.

Deduction of 65 % or 50 % may be deductible amount over 10 years with a limit not exceeding 100,000.00 euros.

Sanitation of area canals and ducts

Air conditioning ducts and pipes are the ideal environment for the spread of bacteria and viruses. Cleaning the system and ducts is therefore necessary, but it is not enough alone. Proper sanitisation with professional systems and specific techniques is essential to keep the air healthy and preserve your own health and that of your employees.

Poor maintenance of air ducts in air conditioning systems causes an increase in fine dust in indoor environments, increasing the chance of amplifying the spread of viruses.

As well as being a breeding ground for bacteria, mould and viruses, dusty particles are also deposited in air ducts and air conditioning systems. It is therefore necessary to clean and sanitise air ducts and system ducts regularly.
